Regardless of the selling price, our fee ranges from 1.9% to 3.9% to sell your home.

How does it work?

As the name implies, our marketing efforts are directed to buyers as opposed to focusing on getting  buyers through the MLS agents.

In order for a buyer to purchase your home, they first need to know it is available.  We call this exposure.  We expose your home to buyers utilizing these primary marketing avenues:

Signs
Buyers tend to drive through neighborhoods they are interested in.  A surprising number of homes sell just off the sign.

Advertising
Buyers tend to read the local publications where homes are advertised.  Assist-2-Sell, Sellers & Buyers Realty utilizes the most effective publications for our area including the Boston Globe and various local publications.  Our ads feature your home, not agents.  We advertise to attract buyers, so our ads are informative, not fluffy.  Last, but certainly not least, we publish our own web page and your listing is usually on our web site within hours of listing with us.  Our site generates a large volume of buyer inquiries.  Your agent will review the advertising strategy with you.

Open Houses
Many real estate agents will tell you open houses don't work.  This is probably because they don't like to do them.  We don't blame them as they are time consuming.  At Assist-2-Sell, Sellers & Buyers Realty, we allow you the opportunity to host open houses and we provide the signs, flyers, newspaper advertising, everything you need and they are easy to do.   You save us time, we save you money.

Word of Mouth
Mention to someone you are selling and they might know of someone interested. With most agencies, you find the buyer and they most likely will still charge you the full commission.  At Assist-2-Sell, Sellers & Buyers Realty, you enjoy a lower fee if you help find the buyer.

Other

Buyers call our office as a result of advertising or the signs and one of our agents will set up an appointment to show your home to the buyer.

Yes!  We negotiate the purchase agreement.

If a buyer is interested in buying your home, we will handle the negotiating the same as any other agent would.  We handle all the paperwork.

Yes!  We oversee the closing process.

There are many details involved that require expert attention once the purchase agreement is accepted.  Our agents work the same as traditional agents to assure everything that needs to be done, gets done.  This includes working with the lender, appraiser, inspectors and closing attorneys.

And of course, we only get paid for results!
